  • What is a home inspection? A home inspection is a visual, non-invasive examination of the structure and systems of a building by an unbiased professional home inspector.

 

  • How much do you charge? Prices are based on factors such as square footage, age of the building, number of baths, crawl space,etc. Please call for a price quote and if you are price shopping, you can beat my prices but not my service. Buyer beware of a cheap inspection, it could cost you more in the long run.

 

  • How long will the inspection take? Most home inspections take 2 - 5 hours, depending on the size and age of the building.

 

  • Should I attend the inspection? If at all possible, the client should be present but not required. Being present to show and explain details to the client have shown to be helpful to the new home owner.

 

  • Should I have a new home inspected? New home inspections are encouraged for the simple reason that builders use subcontractors and every detail is not always checked out. Mistakes happen and can be overlooked, leaky plumbing, nail holes from roofing toe boards, missed connections with HVAC ducts, etc.

 

  • Do the utilities need to be on? Yes, water, gas and electricity need to be on so all system components in the building can be checked. All valves should be on, pilots lit and water tank filled.

 

  • Can a home fail an inspection? NO!! The inspection is only a means of letting the client know of any possible defects observed. It is not an appraisal, warranty or guarantee.

 

  • Can I inspect the building myself? Most buyers could not be completely objective about all of the components of the building that they are considering buying. Most clients have looked at many homes before finding the home they "fall in love with". The inspector does not have this emotional tie to the home. Having a Certified Home Inspector look at your home can eliminate or confirm any doubts you may have about the condition of the home.

 

  • What if I have questions after the inspection is complete? Call me, I am available to answer any questions you may have.

 

  • How do I receive my report? Your report will be emailed within 24 hours of your inspection allowing you to review at your convience. Your report can also be forwarded to your agent if you want.
